The Company has been in the Russian construction industry since 1999, boasting many years of expertise, a broad order book, and a strong market position

One of Russia’s largest and best-performing construction businesses, MSU-1 GC has accumulated vast experience in this industry. MSU-1 GC’s rapid and uninterrupted growth has been driven by the fact it has successfully combined the roles of the general construction contractor and EPCM contractor, all while designing for projects and manufacturing certain types of building materials.

We set ourselves the most ambitious of goals, and we successfully deliver on them, proving our strategy right. Our business remains stable and resilient, and the Company is moving in the right direction.

MSU-1 GC sits among the leaders in the Russian construction industry by project portfolio diversification

We build turnkey commercial property; social, healthcare, and educational institutions; transport, engineering, and energy infrastructure; tower blocks and entire residential communities (including those under the renovation programme); and also work on the integrated design of buildings and structures.

Our diversified portfolio encompasses public (including for both federal and regional authorities) and private projects.
In this way, the Company is able to significantly reduce operational risks, including the risk of reduced construction activity across various market segments and regions.

MSU-1 GC is a digital general contractor leveraging the latest IT technologies

During its operation in the Russian construction market, MSU-1 GC has come a long way from a general construction contractor to a high-tech digital management company that uses innovative IT solutions to empower effective and transparent cooperation with customers, employees, and contractors.

The Company has set up a single convenient ecosystem from which customers can access real-time updates and reports on project status, managers and employees can manage internal business processes, and subcontractors can use the vast array of MSU-1 GC services to streamline their processes. MSU-1 GC uses BIM technology in its projects to automate construction management at all stages.

This way, we significantly reduce project timelines, improve planning and day-to-day operations, and optimise technological business process management, contracting and tendering processes as well as recruitment, HR management, contractor selection, and assessment processes.

Expertise and smooth business processes allow MSU-1 GC to work with both commercial (private) and public customers

MSU-1 GC’s unique competitive edge lies in the fact it can work equally effectively with both commercial and public customers. Our major advantages include 100% targeted project financing and operational and financial transparency for the customer.

MSU-1 GC successfully combines the roles of the general construction contractor, EPCM contractor, design contractor, and manufacturer of certain types of building materials. The Company performs up to 70% of construction and installation work in-house, including turnkey in-situ concrete works, façade installation, glazing, the installation of internal utility systems and networks, finishing, E&M, and area improvements.

Public customers: a number of departments of the Presidential Executive Office, Road and Bridge Construction Department of Moscow, Ministry of Transport, Rostransmodernizatsiya, Moscow Renovation Foundation, municipal administrations of the Moscow Region, administrations of Russian regions, etc.

Commercial customers: FSK Group, KR Properties, RG Development Group, PAO AFK Sistema, OOO Avesta-Stroy, OOO SZ Spartak Stadium, AO Godovari Development, OOO SZ Khoroshevsky, OOO SZ Staropetrovsky, OOO TPU Lefortovo, OOO UEZ-STROY, OOO Edisonenergo, AO Mostranssklad, MEI-12 housing co-operative, and many more.

The Company is part of FSK Group

MSU-1 GC is part of FSK Group, along with AO DSK-1, which manufactures reinforced concrete structures, as well as AO TD Partner, which manufactures and sells building materials. FSK Group manufacturers supply about 50%–60% of the Company’s concrete needs.

MSU-1 GC works closely with Guardian Glass, whose Russian assets are owned by Vladimir Voronin, FSK Group’s major shareholder. Guardian Glass manufactures float glass at two advanced enterprises: the Ryazan plant, capable of producing 750 tonnes of glass per day, and a plant in the Rostov Region, capable of producing 900 tonnes of glass per day. In addition, the Company is a strategic partner of Genesis, a manufacturer of unitised curtain wall systems, and employs about 1,200 façade specialists. The Company has its own production facility manufacturing translucent structures made from aluminium profile, with a capacity of about 15,000 m2 per month.

All this softens the impacts of external factors and drastic economic changes and reduces the Company’s dependence on subcontractors.

In the coming years, as part of FSK Group’s plans to further develop its technology capacities, MSU-1 GC will launch additional production facilities manufacturing façades and all types of doors to meet more than 70% of the demand for these building materials from its current projects. Construction of its own technology park at SEZ Zelenograd will be launched in 2023 to produce building materials for the Company’s internal needs. MSU-1 GC acts as the design and construction contractor on the technology park project.

Design support at all stages

Another competitive advantage of MSU-1 GC includes the fact we carry out design and field supervision across all stages of construction. The Company performs technical and cost analysis at the FEED stage, covering construction, façade solutions, and engineering systems.

Complex custom-build projects

An important area for MSU-1 GC is custom-build projects tailored to the individual customer’s requirements and needs. The Company’s portfolio includes the following unique projects: the construction of the Rzhev Memorial to the Soviet Soldier, the repair and restoration of the Cosmos pavilion at VDNH as a cultural heritage site, the refurbishment of the Children’s Musical Theatre of Young Actors in Moscow, and the construction of a reserve hospital for COVID-19 patients in Kommunarka, Novomoskovsky Administrative Area.

Extensive experience in implementing integrated area development projects

One of the Company’s key competitive advantages includes its expertise in integrated area development, e.g. the construction of administrative centres to house units and departments of the Moscow Region authorities in the Krasnogorsk District, the Novoye Izmailovo and Novoye Kuntsevo Microdistricts, etc.

Advanced construction technologies

The Company’s capabilities include advanced construction technologies and engineering solutions as well as a quality control system spanning all construction stages. MSU-1 GC uses cast-in-place reinforced concrete technology, enabling construction of the boldest projects and buildings of any height or configuration. MSU-1 GC has its own engineering design office and a construction and installation unit.

Advanced technologies used by the Company include:

  • modern design practices involving the use of more than 20 unique and highly specialised proprietary plug-ins for software;
  • 3D laser scanning, including for existing buildings and utilities, during general construction works and dismantling, when planning façade works, and for full-density local surveys of completed structures;
  • cutting-edge high-rise construction techniques (for buildings from 160 m and higher);
  • innovative concrete casting techniques such as hydraulic self-climbing formwork for buildings’ cores;
  • advanced façade solutions from MSU-1 GC’s own industrial production and production of innovative Genesis unitised curtain walls in the Tula Region, with a capacity of 500–1,000 m2 per day;
  • unique window solutions from the Company’s own production facility manufacturing translucent structures made from aluminium profile, with a capacity of about 15,000 m² per month.

Own construction equipment

MSU-1 GC has a central unit to manage its formwork and construction equipment and tools, with a significant fleet of construction machinery and mechanised equipment. Having our own construction and specialised equipment provides us with a quality material base, driving our market leadership for many years.

Tech Council

The Company has a Tech Council responsible for the corporate technical policy, standardisation and automation, categorising existing design and technology solutions as well as introducing innovative solutions. This approach to construction management drives higher added value at each stage. The Council includes the Vice President, who supervises the broader area, the Technical Director, the Chief Engineer, and others.

Highly skilled employees and a well-established corporate governance system

People are our most valuable resource. As at 2022-end, the Group employed 12,000 qualified employees, including more than 500 engineers and technicians. Supported by our HR policy, we have created an inspiring working environment to attract young, highly qualified talent, with the average age of our employees being 35.

The Company has a well-developed corporate governance system guided by industry best practice and standards. The key principle of MSU-1 GC’s business model – Quality is Our Shared Responsibility – applies to everyone, from blue-collar employees to management and shareholders.

The Company has a matrix organisational structure with business units specialising in different areas, construction types, and customers. More than 90% of the Company’s employees are assigned to project teams. This model provides a highly flexible structure with low turnover of management and engineers, thus boosting task speed, with over 30% of projects completed within 3–6 months.
