The project of the Architector residential complex of the FSK Group of Companies in the Obruchevsky district of Moscow, following the results of Urban Grade consumer quality assessment system for new buildings, scored 71% of points in mandatory product characteristics and 70% in additional ones. The achieved result allows the object to get a "golden" grade in the "Business" class.
For example, the project scored a large share of mandatory points in the assessment groups: "public places" (77%) and "internal commercial infrastructure" (72%), which together provide residents of the metropolis with all the necessary household services and leisure of business level and above. Among the options that deserve attention, experts highlighted a high proportion of apartments with loggias, as well as the concept of a two-level improvement of a residential complex, where the lower level is reserved for playgrounds for children, and the upper one contains relaxation and walking infrastructure for adult residents. High competencies of the architectural concept authors were also noted. They have developed 64 options for planning solutions, which, together with the improvement and services of the residential complex, offer a comfortable urban space for life.
The assessment say results that the complex is successfully located in the district. Within the radius of pedestrian accessibility from residential buildings are a supermarket, pharmacy, coffee shop, yoga studio and beauty salon. Within a 5-20-minute walk there are children's development center, the Kaluzhskaya metro station, a cinema, a cultural center, a museum (Belyaevo gallery) and a large university (Peoples' Friendship University of Russia, RUDN).
Moreover, some of the mandatory parameters of the residential complex correspond to the "premium" class, which gives to the project additional competitive advantages over the target audience within the business segment. This applies to:
• Commercial internal and external infrastructure in pedestrian accessibility;
• Architecture;
• Organization of residents' safety.
Urban Grade experts noted a high-quality set of additional points. For example, in the “Apartments” category it is 87% (due to the high quality of finishing solutions). In the categories "Public spaces" and "Technical equipment and engineering of the complex" — 73% in each. For example, technological high-speed smooth elevators from the Shanghai Mitsubishi Elevator has designed for the Architector residential complex. In addition, a three-level underground parking recognizes cars by number, it is equipped with charging for electric vehicles, it is possible to drive sports cars with low clearance and large overhangs.
The developer also took care of a spacious hall, more than 526.3 m2 in area. There is a reception, waiting areas with soft furnishings and tables, post rooms, a stroller, a children's playroom, a bathroom for residents, coworking/meeting rooms, and a neighborhood club. Room decorations at the first floor are made of porcelain tiles and gypsum panels.

Architector is the residential project that is being built in the Obruchevsky district of Moscow by one of the largest developers in Russia, FGC Group of Companies. The complex includes three buildings of different storeys (28-47 floors) for 1502 apartments.
