A new standard for developing outdoor sports infrastructure has been designed specifically for FSK Group by INST GROUP, a member of the expert council of the Russian Ministry of Construction, Housing, and Utilities for the national projects Creating a Comfortable Urban Environment and Housing and Urban Environment.
The developer will use the flagship solution for two new projects, whose first phases are scheduled for completion in 2024–2026.
The new standard takes into account the regulatory requirements and design specifications for residential infrastructure, with the specially developed algorithm calculating the optimal location of multifunctional outdoor sports infrastructure within the housing development, the layout for zoning sports grounds into functional areas as well as the capacity and types of equipment needed.
FSK Group will make use of the methodology in both ongoing area improvements and future projects. The algorithm processes the given infrastructure parameters and calculates the most efficient options for how to use the land and the Company’s resources.
The new standard also considers the proximity of sports grounds to the sports studios on the buildings’ ground floors as well as the scope to build additional commercial infrastructure around these core facilities, including sports nutrition and clothing shops and additional small gyms.
“We have designed a fundamentally new approach to developing outdoor sports infrastructure at residential buildings. It pulls together a huge amount of information sources: laws and regulations, expert data, our many years of experience, and a unique methodology for calculating technical and economic performance parameters. We are sure that no one has ever paid this much attention to sports infrastructure or looked at it from this angle. FSK Group will pioneer applying this approach; but, as a standard, it could be easily rolled out at other development and construction companies,” said Dmitry Yudashkin, President of INST GROUP.
“As a developer, we set ourselves the ambitious goal of creating a comfortable urban environment, real places of power for people, and sports infrastructure is an integral part of this. To design the internal standard for developing outdoor sports infrastructure, we engaged the team at INST GROUP, which is a member of the expert council of the Russian Ministry of Construction, Housing, and Utilities for the national projects Creating a Comfortable Urban Environment and Housing and Urban Environment. Together, we identified the need for outdoor sports infrastructure, analysed people’s demands and preferences, and considered the seasonality of use. As a result, we created a sports ground configurator that takes into account the number of users, area, equipment, and implementation cost. In the future, we plan to roll out the standard to all new projects, and for those nearing completion now, we are currently analysing the scope for implementation,” said Pyotr Kirillovsky, Director for Product Development at FSK Group.
