FSK Group and FSK Family, a new FSK Group unit established in partnership with KASKAD Family, are bringing to the market their first joint suburban project – the Saburovo Club business-class cottage settlement, located 14 km away from the Moscow Ring Road along the Pyatnitskoye Highway.
Saburovo Club is a secluded business-class cottage settlement of 134 houses, located 10 km away from Pyatnitskoye Shosse Metro Station, near the village of Saburovo in the Krasnogorsk Urban District. Its residents will be able to reach the city by car or public transport, with a stop within 5–7 minutes’ walk. As an additional link, a free-to-use alternative to the Pyatnitskoye Highway is planned near the housing development to reduce the travel time to Saburovo by 20–30 minutes. The settlement itself is surrounded by forest and is located near the Banka and Sinichka Rivers.
The range of houses includes two-storey cottages measuring from 134 m2 to 250 m2. All layout solutions are highly functional. Each house has pantries and storage rooms, spacious kitchen living rooms, and two entrances. The cottage architecture features large glazed areas, straight lines, and asymmetric building looks. The surrounding areas measure from 500 m2 to 1,200 m2.
The enclosed settlement grounds are under round-the-clock video surveillance and covered by security. Only authorised cars will be allowed into the Saburovo Club territory. The area improvement project for the settlement’s public areas was designed by Verto, which specialises in exclusive projects. The concept is to wake up all five senses through different ways of interacting with the environment, which is why the design includes fruit plants. One of the landscaping design highlights is a barefoot sensory trail.

The public space of the settlement is divided into three zones for different types of leisure activity. The entrance area will include an amphitheatre, a wooden stage with a canopy and screen, benches and swings, a ropes course with hammocks, a children’s playground, a lawn, leisure areas, a dog park, and a bicycle path. There are also quiet zones and a sports and workout ground. All zones will be united by the 570-m-long Power Boulevard. The settlement is in the middle of well-developed commercial and social infrastructure: municipal and private childcare centres in Saburovo and Mitino, public schools in Angelovo and Mitino, the Rosinka Campus of the International School of Moscow – one of the international Nord Anglia Education network of premium schools, the Svetlye Gory private school, sports clubs and schools, polyclinics, medical centres, and a hospital. There are also shopping centres, stores, beauty salons, cafés, and fitness centres nearby.
Cottage prices are expected to start from RUB 19.3 million. Sales are scheduled to start in early April; lots are already available to book at starting prices.

The project will be commissioned in three stages. Stage 1 is scheduled for completion in 2024. The final construction project deadline is the third quarter of 2026.
